Location has multiple facets. If being far away from a road leads to a value discount for a parcel of land, then it appears that being close to Genesis plaza can more than make up for it. This parcel is 14-parcels away from the nearest road, yet it still sold for a hefty $14,600.

But maybe there is another explanation for the hefty price. This parcel is surrounded on ALL sides by the extensive Momus park. And indeed the owner of the park was the purchaser of the parcel. The owner of the Momus park would have had no choice but to pay the seller’s demand to get rid of this patch of plain green in an otherwise decorative park (it looks quite Seussian). A wise seller would recognize when it has such a strong hand and price its parcel accordingly. Just as one would in the physical world.

How did the seller do? Quite well it seems. According to nonfungible.com, the seller purchased this parcel in December 2017 for $193. So the seller saw a gain of over 73x in a little over three years. Try doing that with physical real estate!

Speaking of roads, Decentralandalytics has been doing some number crunching and has determined that the average sale in April 2021 (through April 28) was 5.8 parcels away from a road. In a future post, we’ll provide some context for that number, for example, how it compares to the average parcel distance from a road, and attempt to draw some conclusions about what it tells us about the market for land parcels in Decentraland.
